Snagging Surveys

A snagging survey is carried out on a new build home or extension to identify uncompleted items or poor quality. Common snags include misconnected guttering, misplaced insulation, and thermal bridging.

 

Ideally, the surveyor will inspect before your moving date so the house builder has time to correct any problems.  

 

Policies such as LABC, NHBC, Premier, and Build Zone warranties are taken out by developers as a form of protection for the new property owners, generally for ten years. The house builder is responsible for any defects found on the first occupation for the first two years. A snagging list can be put together by yourself but being untrained, you may only catch some defects, unlike our RICS Accredited Surveyors.

 

The snagging report is generally issued within 48 hrs of the initial survey.

  • £250 for properties under £100,000

  • £300 for properties £100,000 – £300,000

  • £350for properties £300,000 – £400,000

  • £400 for properties £400,000 -£500,000

  • £550 for properties £500,000- £600,000
