RICS Building Surveys – Level 3
RICS level 3 survey building survey, formally known as a (structural survey) is the most comprehensive condition survey available. Generally, this survey is aimed towards properties that are pre-1930s or buildings that have been altered, reconfigured, and extended over the years. This report covers structural movement and will give sound advice and recommendations.

A RICS level 3 survey aims to deliver the following:

The first thing a RICS-accredited surveyor will do prior to carrying out the survey is desktop research. The aim is to establish ground conditions, noise pollution, invasive species of plants, previous history, and land uses before the property is built. Searches are also carried out for Radon, floods, and landfill. Many more could be included, and each property will be treated on its own needs, and the depth of research necessitated.
The surveyor then carefully begins a methodical process of inspecting both the internal and external of the building; this extends to boundaries and permanent outbuildings. Any defects found are noted, and any areas not inspected are documented as a limitation. The surveyor will then compile his report highlighting the severity of any defects found using the simple-to-understand traffic light system. Recommendations, further investigations, remedial works, and repairs are all included.
